Maine Shoreland Zoning
The Shoreland Zoning law requires that municipalities protect shoreland areas through adopting shoreland zoning maps and ordinances. Zoning ordinances provide for what types of activities can occur in certain areas. For example, they address building size and setbacks, and the establishment of resource protection, general development, residential, and other zones. Shoreland areas include areas within 250 of the normal high-water line of any great pond, river or saltwater body, areas within 250 feet of the upland edge of a coastal wetland, areas within 250 feet of the upland edge of a freshwater wetland except in certain situations, and areas within 75 feet of the high-water line of a stream.

If you're buying a home which is located in a rural area or a small community, you are likely to encounter sewer systems where the wastewater is treated by a septic system (also referred to as an onsite wastewater system). A septic system treats your sewage right in your own yard and releases the treated effluent back into the groundwater.

Resources for Testing Well Water in Maine
The question of whether or not to have your water tested is a serious one. It concerns the health of you and your family. Your water should be safe to drink and acceptable for all other household uses. In addition to illness, a variety of less serious problems such as taste, color, odor and staining of clothes or fixtures are symptoms of water quality problems. Even water that appears problem-free may not necessarily be safe or acceptable.

Consumers get their drinking water primarily from two sources: public water supplies and private wells. Public water systems draw water from rivers, reservoirs, springs or groundwater wells and have at least 15 year-round connections or serve more than 25 people. Most private drinking water comes from wells, although springs and ponds are sometimes used.

If your water comes from a public or municipal water system, it is regularly tested for contaminants regulated by federal and state standards, such as microbial pathogens, radioactive elements and organic/inorganic toxic chemicals. In most cases, water testing for health protection is not necessary for a person serviced by a public or municipal system. However, since water tests are conducted at the source, it is possible to have a problem in the municipal delivery line or in the home plumbing system that could contaminate the water.

Many homes in Maine are serviced by a private well. If your water supply is a private well, you alone are responsible for assuring that it is safe. So set up routine testing for a few of the most common contaminants. Even if you currently have a safe, pure water supply, regular testing can be valuable because it establishes a record of water quality.
About Radon in Maine Homes.
The most common source of indoor radon is uranium in the soil or rock on which buildings are built. As uranium naturally breaks down, it releases radon: a colorless, odorless, radioactive gas. Radon gas enters structures through dirt floors, cracks and pores in concrete walls and floors, floor drains and sumps. When radon becomes trapped in buildings and concentrations build up indoors, exposure to radon becomes a concern.

The predominant health effect associated with exposure to elevated levels of radon is lung cancer. The Environmental Protection Agency estimates that radon causes about 14,000 deaths per year in the U.S.� however, this number could range from 7,000 to 30,000 deaths per year. If you smoke and your home has high radon levels, your risk of lung cancer is especially high.

Even though you can�t see or small radon gas, it is easy to test for it in your building. There are a variety of low-cost "do-it-yourself" radon in air or radon in water test kits you can get through the mail, or you can hire a trained professional do the test for you

Radon potential assessment is based on geologic provinces. Radon Index Matrix is the quantitative assessment of radon potential. Confidence Index Matrix shows the quantity and quality of the data used to assess radon potential. Geologic Provinces were adapted to county boundaries for the Map of Radon Zones.

All homes should test for radon, regardless of geographic location or zone designation. Elevated levels can be found in every county in Maine. All users of the map should carefully review the map documentation for information on within-county variations in radon potential and supplement the map with locally available information before making any decisions.
